We meet with you to understand your requirements (budget, property wish list, neighbourhood etc.) and gather details needed for a Mortgage Pre-approval.

We set you up for daily MLS ® listing emails based on your home search criteria.

We shortlist some properties that meet your requirements, schedule viewings as needed and discuss the pros and cons of each property with you.

Once you find a property that interests you, we schedule a second visit to confirm your interest.  If all goes well, we share comparable properties data with you to enable you to make an informed decision and proceed with a formal offer.

We do our best to negotiate favorable terms and conditions for you during the offer process.

Once the offer is accepted, we schedule a home inspection (unless instructed otherwise through a waiver) and if any significant problems show up, we could renegotiate with the seller on the price or to conduct repairs.

After the offer is confirmed and binding, we work closely with your lawyer’s office and Mortgage Agent to ensure a successful closing.

Upon closing, we provide you with your Cashback rebate* cheque(s), reimburse your home inspection & appraisal costs** and enroll you in the Free 6 month home protection^ program.

For investment properties, we assist with tenant screening services for tenanted properties and/or  leasing to find suitable tenants. These services are chargeable and could be adjusted from your cashback, if desired.
